Property is in great shape for this time of year. The east gutter situation is cosmetic/minor โ€” no signs of water intrusion at the foundation. I'll keep an eye on it. Everything else looked clean and tight. The HVAC was cycling normally, no unusual odors inside, and the crawlspace stayed dry since the last visit. Happy to coordinate the gutter repair if helpful โ€” I have a reliable local guy who's quick and reasonably priced.
